1. Not advice
Percy Real Estate Ltd (trading as Percy Estates) is an estate agent. We are not authorised by the Financial Conduct Authority and we do not give investment, financial, tax, legal or mortgage advice. Any mortgage introduction is to a third-party broker or lender who will advise you under their own terms and regulation.
2. Values can fall
Property values and rents in Dubai, as anywhere, can go down as well as up. Past growth, including the 2025 transaction figures quoted, is not a guide to future performance. You may get back less than you paid, and you may not be able to sell or let the property when you wish.
3. The ROI model
The "model your own numbers" tool multiplies the developer's price by growth and yield rates you choose. It ignores service charges, letting and management fees, void periods, maintenance, furnishing, mortgage interest, insurance, UK tax, currency movements and transaction costs on sale. It is an illustration of how payment plans work, not a forecast.
4. Off-plan risk
Buying off-plan means paying instalments for a property that is not yet built. Completion dates are the developer's anticipated dates and can slip. Dubai's escrow regime (Law No. 8 of 2007) protects buyers' payments, and the Real Estate Regulatory Agency supervises projects, but delays, specification changes and, in rare cases, cancellation can occur. Check the sales and purchase agreement for the developer's completion obligations, compensation terms and your cancellation rights.
5. Currency
Contracts are in UAE dirhams, pegged to the US dollar. Sterling figures are indicative. A 10% move in GBP/USD changes your sterling cost by roughly 10%.
6. Tax
The UAE levies no personal income tax, capital gains tax or annual property tax on residential property. A 4% Dubai Land Department fee and small registration charges apply at purchase. UK-resident buyers are normally taxed in the UK on worldwide income and gains; take specialist advice.
7. Mortgages
Lending to non-resident buyers is at each bank's discretion, subject to income, age and loan-to-value limits set by the UAE Central Bank, and is usually available only on completed property. A pre-qualification is not an offer of finance. Your home may be repossessed if you do not keep up repayments on a mortgage secured on it.
8. Golden Visa
Eligibility for UAE residency visas is decided by the UAE authorities under rules that can change. Property-linked visas currently require a minimum property value of AED 2 million; other conditions apply. We do not guarantee visa outcomes.
9. Independent advice
We recommend you appoint an independent lawyer familiar with Dubai property law and a UK tax adviser before signing a reservation form. We will happily introduce you to professionals our clients have used, but you are free to choose your own.
